The PSCO Approach:

5 Principles That Define Our Design Direction

By Sara Sutton, Founder & Director.

In property styling, nothing is random.
At Perth Style Company, every decision we make is deliberate and every element has a purpose, to guide a buyer’s attention, create emotional connection, and elevate a space so it’s impossible to forget.

My role is to set the vision. I lead the creative direction, curate our furniture collections, and ensure every project reflects the standard and strategy that has made PSCO. a leader in the industry.

Over the years, I’ve developed a set of principles that shape every project we take on. Whether we’re preparing a home for sale, delivering a full Furniture Package, or curating pieces for our webstore, these are the standards that keep PSCO. at the forefront of our industry.

1. Design for the Camera First

Today, most people first experience a space or product through a screen, whether it’s a property listing, a Furniture Package proposal, or a styled product image online. That’s why we think about the lens first.

Design that photographs beautifully not only draws attention, it builds trust and desire, which is key in all areas of styling.

In property campaigns, the online listing is your first inspection. Before a single piece is placed, we consider the photographer’s angles, the way natural light falls, and how each frame will lead a buyer’s eye through the home. The goal? To stop them mid-scroll and make them want to step inside.

Our Tip:

Walk through the space as if you're holding a camera. What angles tell the story best? Are focal points clear? Is anything cluttering the frame?

2. Scale Over Style

The right scale is non-negotiable. A beautiful piece can fall completely flat if it’s the wrong size for the space. Oversized furniture can overwhelm. Undersized pieces can leave a room feeling incomplete.

One of PSCO.’s strengths is the depth and flexibility of our collection. I’ve shaped and grown our inventory so our stylists have the flexibility to choose pieces that are perfect in scale and in style for every property. No compromises.

Our Tips:

  • Always measure before you buy — especially larger pieces like sofas, dining tables, or rugs.

  • In open spaces, use larger items to create intimacy; in smaller rooms, slightly scaled-down pieces can make the area feel bigger.

Hot Take:

When you choose a staging company, it’s worth asking about their inventory. A limited selection can mean compromises, pieces that don’t fit properly, chosen simply because there’s nothing else available.

3. leave room to breathe

Negative space is not wasted space, it’s a strategic tool. It allows the architecture to shine and in staging, helps buyers imagine their own lives in the property. Our real estate stylists are experts in the editorial approach to styling. Creating a visual story that captures attention without overwhelming the space. Every piece is placed with intention, so the home feels both elevated and inviting.

We always edit as much as we add. The right restraint creates calm, flow, and a sense of space that can’t be achieved when every inch is filled.

Our Tips:

  • Leave a third of your surfaces clear, it gives the eye somewhere to rest.

  • Consider the negative space as part of the design, not a gap to be filled.

4. SIGHTLINES & FLOW

Whether we’re designing a full home Furniture Package or styling a home to hit the market, we think about how each view connects to the next.

A space should feel cohesive, with tones, textures, and forms that carry through without becoming repetitive. It’s about creating rhythm and inviting people to move deeper into the experience, whether that’s walking through a staged property or moving through a newly furnished home.

5. BE TREND AWARE, NOT TREND OBSESSED

Every piece in our collection has been chosen and designed by me. I track global design trends, study local buyer preferences, and constantly update our inventory so it’s fresh, versatile, and relevant.

A big part of that versatility comes from the fact that we manufacture our own furniture. This gives us direct access to intentionally curated pieces that we know will perform in a property, in scale and style. It means we’re not limited to what’s available in the market at the time, and we can always ensure the right pieces are selected for the right homes.

The key to trend aware styling is balance. Properties need to feel current without dating the moment the sale goes through. By blending on-trend accents with timeless design, we achieve spaces that resonate now and hold their appeal.

Styling is about more than beauty, it’s about impact. It’s about understanding how design influences the way people feel, connect, and ultimately make decisions about a space.

These five principles are the standards that guide every project at Perth Style Company. From preparing a property for market to delivering a full Furniture Package or curating a single statement piece. With the right vision, the right pieces, and the right team, styling becomes more than decoration.

When it’s created with intention, it’s designed to inspire, to connect, and to deliver results.
