As property stagers, we are often asked what our opinion is on pre-sale cosmetic investments and what changes can have the biggest impact on sales results.
Well, whilst every case should be assessed individually, we thought we’d put together a list of some small changes which can have a BIG IMPACT when presenting properties for sale. These minor refreshes are inexpensive and are proven to yield some great results for homeowners come crunch time!
Bathrooms & Kitchens
Bathrooms and kitchens are always a HUGE selling point for buyers. Some inexpensive solutions include fresh towels, greenery, trendy cookbooks and designer soap ware which can have a big impact on refreshing tired areas. However, should you have a little extra $$$, a fresh coat of paint, new mirrors, tapware and doorhandles can do absolute wonders for wet areas!
Gardens and Landscaping
As Australians, we are brought up in the great outdoors which means we want to be able to spend some quality time in our backyards at home. Therefore, well-presented gardens and entertaining areas are up there in our list of priorities. If your garden is somewhat lacking in lush, thriving greenery, then we suggest investing in some native Australian shrubbery for easy care, or perhaps some new turf if your lawns are dying or brown from a long, hot summer.
Main living areas
Finally, when it comes to main living areas, these will obviously be rooms that the new owners will be spending a lot of time in. Make the effort to show them off in their best light! Small changes to cushions, throws, decorative and rugs can make the rooms appear more homely, comfortable and inviting. There is so much choice when it comes to these pieces so pick up some that are in keeping with your overall interior style, whilst embracing current trends to give it a modern touch.
